What actions will the Local Authority or Approved Inspector carry out?
Local Authority - Full Plans
If you have chosen to use the Full Plans procedure, the Local Authority will check your plans
and consult with relevant authorities (for example fire and water authorities).
You will receive a notice of approval if your plans comply with the Building Regulations.
However,if the Local Authority is unsatisfied you may be asked
to make amendments or provide more details. Alternatively, a conditional approval
may be issued. A Local Authority might only apply conditions if you have asked
them to do so or have agreed to them doing so.
Approved Inspector
If you have chosen to use an Approved Inspector they will offer you
advice, check plans, issue a plans certificate, inspect the work etc.
as agreed between you both. An "Initial Notice"
will be issued jointly from you and the inspector to notify the Local
Authority. Once this has been accepted by the Local Authority, the
responsibility for supervision of the building work lies with the
Approved Inspector.
