What are the differences between a Full Plans application and the Building Notice procedure?

The Local Authority will comprehensively check a Full Plans application and then pass or reject the plans within a certain time limit; or with your written agreement they may add conditions to an approval. If they are satisfied that the work detailed on the plans complies with the regulations, you will then be given an approval notice within a period of five weeks or up to two months if you agree to this.

No approved notice is given under the Building Notice procedure.Additionally, there is no procedure to seek a setermination from the Secretary of State if there is a disagreement between you and the Local Authority - unless plans are deposited afterwards. However, the advantage of a Building Notice procedure is that it allows you to carry out works without the necessity to prepare full plans. But, you must feel confident that the work will comply with the regulations or you may risk later having to correct any work you carry out at the request of the Local Authority.
